When someone considers buying a home as an investment, that home buyer may be confused by the milage rate of his or her county. In this excerpt from the Gainesville alligator, the writer claims that Gainesville has the highest milage rate, but that claim does not tell the whole story.

Alachua County has the highest property tax rate in the state of Florida. For fiscal year 2010-11, Alachua County’s millage rate was 23.73 mills. The people who get hit the worst from this are students. While most of us don’t own any property, our landlords must pay the full property tax rate to the city and county governments, which gets passed straight on to us in the form of higher rent.
A blog called the Athens Post, however, claims that Volusia County actually has the highest milage rates, “This chart shows the most recent minimum (Walton 9.1625) and maximum (Volusia 24.0332) real property tax millage rates currently listed by all 67 Florida counties, below in their entirety.”

What another blog, NDB, shows that those statistics can be deceptive. Home owners should also consider the School Districts Property Tax Milage rate. A higher milage rate for schools will mean more to a family with children. That higher rate can mean better schools. What’s the lesson here? A homebuyer can not just look at the so-called bottom line and understand how a milage rate will affect him or her.
